- When you work with real estate agents you hear the word “agency” a lot - in fact New York State requires that we define this for you at our first meeting. One of the reasons you contract with and sign a Buyer’s Representation Contract is so that your real estate agent works with you as a Buyer’s Agent - and gives you FIDUCIARY representation. We call this CCLOAD in New York State. This stands for Care, Confidentiality, Loyalty, Obediance, Accountability and Disclosure - this is what we must provide for you when under a representation agreement. If you have not signed a representation agreement and you are buying a house using the listing agent the listing agent must only treat you fairly and honestly, but everything you tell the agent can be told to the seller - therefore you should never tell a listing agent how much you could spend for a house if you plan on offering less. Listen, just make it easy for yourself and get a Buyer’s Agent.

- When you schedule several homes in 1 visit you tend to forget little things about the homes - a good agent will make notes and keep them on file to revisit them in case the home comes up again. If you want to make notes I recommend using this form and stapling it to the MLS printout that your agent should give you (with a printed map of the home’s location).
- If you are going to be applying for a loan you will need many forms of documentation - make it easy for yourself by downloading this list of items and start collecting them now.
What kind of home buyer are you?
Most real estate professionals classify home buyers as A, B or C level based on their motivation or how quickly their search will need to find a house. It doesn’t mean that C buyers are less important then A buyers, it helps our team know how often you need to be contacted when new properties come on the market matching your criteria.
We define the buyers as:
- A Buyers: need to buy a house now, they have sold their home, their apartment lease has expired, or are relocating for a job in a short period of time.
- B Buyers: have a home to sell, still need to complete the loan approval process or have time left on their apartment lease.
- C Buyers: will buy a home when the right home comes along.
