I would like to tell you that no all real estate agents are the same - you are already here so you know that I use the internet extensively and I am very involved in the Averill Park NY area - the area that I live in, work in and have children that go to the Averill Park School District. I also love the area lakes (including Crystal, Crooked, Glass, Snyder’s, Reichards and Burden!) and I own a home near the 3rd Burden Lake. We are frequent Kay’s Famous Pizza eaters and we go fishing weekly.

I would like to present my Unique Marketing Plan to you:

  1. Pricing strategies – I do a comprehensive search for comparable properties that have recently sold or are currently for sale.
  2. For Sale Sign, Rider Signs, and Directional Signs – My bright red and VERY eyecatching signs are different then any other sign in the area. I am also introducing solar lights and high-end sign frames.*
  3. Tube or Box with Flyers and Distribution of Flyers in Neighborhood – I also send out Just Listed postcards to closest 50-100 neighbors. *
  4. Flyers in House/Home Book – My in house flyers also include aerial photographs and area amenities with distance from house.
  5. MLS – I always have 12 photos (the most the CRMLS allows) for every listing and I never leave a listing area blank. Keller Williams also has the Keller Williams Listing Service (KWLS) which advertises Keller listings on all Keller agents sites. Your home will be featured on more then 100+ local agents websites.
  6. Web Listings with Virtual Tour – This is my strength – I was a web designer before becoming a Real Estate Agent and every listing * gets a website with 25+ photos and links to schools, area attractions and interactive maps.
  7. Open House Program – With advertisement extensively online and in the Times Union/Advertiser. *
  8. Track Showings/Collect Feedback/Weekly Seller Updates – I also make it a point to call my clients weekly with a listing of how many times their site was viewed.
  9. Email/Fax/Voice Broadcast – I contact all agents who work extensively in the area to let them know about the listing, and I always offer a very generous cooperating agent commission and bonuses. *
  10. Creative Marketing Ideas – Because of my internet skills and my very popular area blog I am always looking for new ways to advertise and get exposure for my listings. Currently I am working on incorporating video tours for my listings.

Timing is extremely important in the real estate market. The graph below illustrates the importance  of placing your property on the market at a realistic price and terms from the very beginning. A property attracts the most excitement and interest from the real estate community and potential buyers when it is first listed; therefore, it has the highest chance of a sale when it is new on the market.

As the triangle graph below illustrates, more buyers purchase their properties at market value than above  market value. The percentage increases even further when the price drops below market value. Therefore, if you price your property at market value, you are exposing it to a much greater percentage of prospective buyers and you are increasing your chances for a sale.
